I’m *Ana María Rubio, founder of *RealNestX — the first digital magazine exclusively focused on the resale market of vacation homes in Short-Term Residential communities.
With *26 years of real estate experience, and over *11 years dedicated solely to the vacation home sector as a direct representative for builders, I can confidently say: not all vacation homes are the same — and not every agent understands the uniqueness of this market.
I’ve personally sold *over 600 properties, representing more than **\$367 million in total volume, and have been recognized year after year as a **Top Producer, receiving the highest awards in the industry. Today, as a *Broker Associate at Empire Network Realty, I share this expertise with agents, investors, and buyers looking to enter this space — with clarity and confidence.
I was born in *Bogotá, Colombia, trained as a **journalist, and hold a *Master’s in Commercial Strategy and Marketing from Madrid, Spain. But beyond credentials, I’m passionate about knowledge, doing business with integrity, and turning each transaction into a story with purpose.
In my free time, I enjoy fitness, mindful nutrition, and long walks by the ocean with my partner Nick. I also practice sport shooting — a way of honoring my late father, a retired officer of the Colombian Army, and someone I deeply admire.
